Pricing Factors

What Drives Commercial Inspection Pricing

Six variables determine where your PCA fee lands. Knowing them helps you understand our estimate and compare proposals from any vendor.

Square Footage

The single biggest driver. More area means more systems, more time on-site, and more documentation. Fee scales are not linear — larger buildings often see a lower per-square-foot rate.

🏢

Property Type & Complexity

A single-tenant warehouse with open floor plates is faster to evaluate than a multi-tenant medical office with dozens of HVAC systems, plumbing fixtures, and demising walls.

📅

Building Age

Older buildings require more thorough documentation of aging components, deferred maintenance, and legacy systems. Pre-code buildings or historic structures add scope by nature.

Number of Systems

Multi-story buildings with multiple HVAC units, elevators, and fire suppression systems require more time and specialist knowledge than single-story retail or storage buildings.

📍

Location & Travel

Properties within our core Texas Triangle markets (Houston, DFW, Austin, San Antonio) are priced at our standard rates. Secondary markets may carry a modest travel supplement.

📋

Report Depth & Scope

Standard ASTM E2018 scope covers all baseline systems. Clients requiring enhanced reporting, specialist sub-scopes, or additional deliverables like CapEx tables may see adjusted fees.

Request a Quote
How much does a commercial inspection cost in Texas?
Commercial Property Condition Assessment (PCA) fees in Texas typically range from $950 to $8,500+ for a standard ASTM E2018 scope, depending on property type, square footage, building age, and location. Small commercial properties under 5,000 sq ft start at around $950–$1,350. Large assets over 100,000 sq ft typically range from $4,800 to $8,500 with TexaPlex, versus $8,500 to $16,000+ with national engineering firms.
Why is TexaPlex pricing lower than national firms?
TexaPlex is a network of independent, owner-operated Texas-licensed inspectors — not a national firm with corporate overhead, large staff, and billing multipliers. Our inspectors are professionals whose businesses depend on their reputation, not a salary from a company that assigns whoever is available. The result: ASTM-compliant, high-quality reports at rates that are typically 20–35% below what large engineering firms and national PCA companies charge for the same scope.
What does the PCA fee NOT include?
Our base ASTM E2018 PCA fee does not include mold testing or sampling, foundation elevation surveys, geotechnical assessments, Phase I or II environmental assessments, drone surveys, infrared thermal imaging, ADA compliance audits, elevator engineering, or specialty sub-scopes. These are available separately or bundled at a reduced combined rate. We are transparent about scope in every proposal.
Do you offer portfolio or multi-property pricing?
Yes. Portfolio clients with multiple properties can expect volume-based pricing with consistent methodology, unified reporting format, and statewide coverage across the Texas Triangle. Contact us with your portfolio details for a custom multi-property proposal.
Is the estimator price guaranteed?
The estimator provides a planning-level range to help you budget before requesting a formal proposal. Actual pricing is confirmed in writing on a per-project basis after we review property details, access conditions, and any custom scope requirements. Submit a request and we’ll respond with a firm quote, typically within 24 hours.
How long does the inspection take, and when do I get the report?
On-site time varies from 2–4 hours for smaller properties to a full day for large or complex assets. Standard reports are delivered within 48–72 hours. If you have a transaction deadline, note it in your request and we’ll confirm our ability to meet your timeline before accepting the assignment.
Can I get a commercial inspection quote without knowing the exact square footage?
Absolutely. Just give us the property address, approximate size, type, and your goal. We’ll look at county records, pull up what we can, and respond with a scope and fee range before you commit to anything. Getting started costs nothing.
