PCA FEE ESTIMATOR
Base ASTM E2018 scope — Texas Triangle pricing
Included in This Estimate (Base ASTM E2018 Scope)
This is a planning-level estimate based on standard ASTM E2018 scope for the property type and size entered. Actual pricing may vary based on building complexity, access conditions, number of systems, travel requirements, and any scope items beyond the baseline standard. This estimate does not include mold testing, foundation elevation surveys, environmental assessments, drone surveys, or specialty engineering. Submit a formal request for an exact custom proposal.
What Drives Commercial Inspection Pricing
Six variables determine where your PCA fee lands. Knowing them helps you understand our estimate and compare proposals from any vendor.
Square Footage
The single biggest driver. More area means more systems, more time on-site, and more documentation. Fee scales are not linear — larger buildings often see a lower per-square-foot rate.
Property Type & Complexity
A single-tenant warehouse with open floor plates is faster to evaluate than a multi-tenant medical office with dozens of HVAC systems, plumbing fixtures, and demising walls.
Building Age
Older buildings require more thorough documentation of aging components, deferred maintenance, and legacy systems. Pre-code buildings or historic structures add scope by nature.
Number of Systems
Multi-story buildings with multiple HVAC units, elevators, and fire suppression systems require more time and specialist knowledge than single-story retail or storage buildings.
Location & Travel
Properties within our core Texas Triangle markets (Houston, DFW, Austin, San Antonio) are priced at our standard rates. Secondary markets may carry a modest travel supplement.
Report Depth & Scope
Standard ASTM E2018 scope covers all baseline systems. Clients requiring enhanced reporting, specialist sub-scopes, or additional deliverables like CapEx tables may see adjusted fees.
