What types of commercial properties do you inspect?
We inspect retail centers, office buildings, warehouses, multi-family complexes, schools, churches, daycares, industrial facilities, medical offices, restaurants, car dealerships, self-storage facilities, hotels, data centers, strip malls, historic buildings, lab and life sciences facilities, and more across Texas. If it’s a commercial property, we likely inspect it — reach out if you’re unsure.
What is a Property Condition Assessment (PCA)?
A Property Condition Assessment (PCA) is a detailed inspection evaluating a commercial building’s structure, major systems, and site elements in accordance with ASTM E2018 standards. The resulting report documents current deficiencies, deferred maintenance items, Estimated Probable Costs (EPCs) for repairs or upgrades, and remaining useful life estimates for major components. It’s the standard due diligence tool required by most institutional lenders and used by sophisticated buyers and owners across the industry.
How much does a commercial inspection cost?
Pricing depends on the property type, square footage, age, location, and scope of services requested. A small single-tenant retail building and a 200,000 SF industrial distribution center require very different scopes — and pricing reflects that. Contact us directly for a custom quote tailored to your specific property and project goals. We respond promptly with a clear, itemized proposal.
How quickly will I receive my inspection report?
Standard commercial inspection reports are delivered within 48–72 hours of the site inspection. Draw inspection reports are typically delivered within 24–48 hours. Larger, more complex, or specialty properties may require 3–5 business days. We prioritize prompt, high-quality delivery on every project and will set clear expectations during the proposal process.
Do you use thermal imaging in your inspections?
Yes. We deploy infrared thermal imaging for building envelope analysis, electrical system evaluation, roofing moisture detection, mechanical equipment assessment, and industrial & data center inspections. Thermal imaging reveals conditions invisible to the naked eye — including moisture behind walls, overloaded electrical connections, insulation failures, and roofing system moisture infiltration — providing a level of diagnostic precision that conventional visual inspection alone cannot deliver.
Do you perform specialized commercial foundation inspections?
Yes. Foundation inspections are a core TexaPlex service. Texas’s expansive clay soils — particularly in Houston, the Gulf Coast region, and North Texas — create significant foundation movement risk for commercial buildings. We document observed structural distress, drainage conditions, and deferred maintenance as standalone foundation inspections or as an integrated component of a broader PCA or due diligence scope.
What are commercial draw inspections and who orders them?
Commercial draw inspections (also called construction progress inspections or fund control inspections) are ordered by lenders, banks, and title companies to verify that construction or renovation work has been completed as claimed before releasing a draw from the loan proceeds. We inspect the property, document work-in-place against the approved draw schedule, and deliver a photo-documented report supporting the disbursement decision.
Do you inspect commercial roofing systems?
Yes. We inspect flat roofs, metal roof systems, built-up roofs (BUR), TPO, EPDM, modified bitumen, and commercial shingle systems. Where appropriate, we utilize aerial drone surveys and infrared thermal imaging to identify moisture infiltration, membrane failures, and drainage deficiencies — enabling thorough and safe evaluations of large or difficult-to-access commercial roof surfaces.
Do your reports include estimated repair costs?
Yes. Our reports include Estimated Probable Costs (EPCs) for identified deficiencies and deferred maintenance items. EPCs are the financial intelligence at the center of the PCA report — giving buyers, owners, and lenders a defensible basis for negotiation, capital planning, and reserve funding. We do not provide guaranteed contractor bids, but our cost estimates are grounded in current Texas market conditions and commercial construction pricing.
Do you inspect historic or unusual commercial buildings?
Yes. We inspect historic commercial buildings with attention to unique materials, structural considerations, and preservation sensitivities that aren’t present in modern construction. Due to the variability and complexity of historic structures, these inspections are quoted case-by-case after an initial project review. Reach out with your property details and we’ll discuss the scope.
Are your inspection services customizable?
Absolutely. We tailor scope based on your transaction type (purchase, lease, refinance, maintenance planning), property characteristics, lender requirements, and project timeline. We can adjust report format, depth of evaluation, systems coverage, and ancillary services (thermal imaging, mold, drone, etc.) to match what your specific project actually requires — rather than a generic one-size checklist.
What areas of Texas do you serve?
We serve the full Texas Triangle: Houston, Dallas–Fort Worth, Austin, San Antonio, and Corpus Christi — plus surrounding corridors, suburbs, and secondary markets. We also cover Southeast Texas, the Gulf Coast, Central Texas, and other Texas markets. If your property is in Texas and you’re unsure whether we cover your area, contact us. If we’re not the right fit, we’ll point you toward a trusted resource.
