Minor, Major & Replace — What Each Means

These tiers align with how licensed commercial inspectors categorize findings in ASTM E2018 PCAs. Knowing which tier applies to your property is the foundation of any CapEx plan.

Targeted Fix. Buys Time.
Minor repair addresses localized, isolated deficiencies — a seam patch on a TPO roof, crack filling in a parking lot, a blown capacitor on an HVAC unit, or spot caulking at a storefront. These are small-scope interventions that stabilize a system without addressing the full condition. In ASTM PCA terms, these align with Immediate Cost-to-Cure items: deficiencies needing attention now to prevent further deterioration.

Significant Rehab. Extends Life.
Major repair involves meaningful rehabilitation of a portion or subsystem — typically 20–50% of the total system scope. Examples include replacing a section of TPO on a large roof, overlaying failed sections of a parking lot, or replacing a compressor bank on a large RTU. In PCA terms: Short-Term Capital Items requiring prioritized action within 1–3 years.
● Full Replace
End of Life. New System.
Full replacement means complete removal of the existing system and installation of new — appropriate when a system is at or beyond economic repair. ASTM E2018 identifies these as Long-Term Capital Replacement items in the Estimated Probable Cost (EPC) table.
